Please ensure you read these conditions carefully. A booking will constitute the acceptance of the terms and conditions below.

Our Booking Rules and conditions

Within the booking terms and conditions, we stipulate our house rules and make the consequences, and cost, of breaking them clear solely for the benefit of both parties involved when accepting a booking with Higher Holcombe Farm.

These Terms and Conditions clarify what would happen in the event of cancellation, property damage, a breach of Occupancy Rules and Guest Numbers and the cost if extra deep-cleaning is required.

This also confirms your responsibility with respect to payment, check-in/check-out, maximum occupancy, property dos and don’ts, reporting maintenance issues, complaining and our right to access the property during your stay.

Cottage Availability

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Payment

30% of the total cost is due on booking, with the balance due 6 weeks prior to the start of your holiday. If booking less than 5 weeks before your holiday the total rent is due at the time of booking. If you cancel, you will be liable for the total cost of the booking unless the accommodation can be re-let; It is recommended that you take out cancellation insurance. Bookings only become effective once you have been given a booking confirmation.

Bookings cannot be accepted from persons under eighteen years of age.

We (the owner) reserve the right to refuse a booking without giving any reason.

We or our representative reserve the right to enter the cottage at any time to undertake essential maintenance or for inspection purposes.

Holiday Changeover

Occupancy is from Saturday to Saturday unless stated otherwise except for weekend or mid-week breaks. Arrival time is from 3 pm, this allows for the preparation of your accommodation between changeovers. You are to vacate the property by 10 am on the day of departure. A few days before arrival please contact us on 01626 779688 with your estimated time of arrival. We do not provide a welcome pack of any perishable/consumable items for your stay.

Occupancy Rules and Guest Numbers

The number of persons using the accommodation at any time must not exceed the number of persons stated on the cottage description, only those people listed on the booking form can occupy the cottage. We reserve the right to immediately terminate the booking without notice and without a refund in the case of a breach of this condition. It is usually possible, with the owner's permission, to invite a few friends or relatives for a meal provided they do not stay overnight. We do not accept Traders or tradesmen of any type or business groups, and we do not accept bookings from Stag and Hen parties, If we discover that a booking has been made under a false or assumed identity we reserve the right to immediately terminate the booking without notice and without refund upon your arrival.

Children under 18 must be supervised by their parents/guardians at all times.

Cleaning

All our properties are cleaned by ourselves in between lets. However, please make sure that you leave your accommodation in a clean and tidy condition at the end of your stay. Cleaning materials are provided in every cottage for your use. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Breakages & Damage

Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.

Pets

No pets allowed.

Standard Equipment

The following items are standard in all our properties and are not therefore mentioned in property descriptions - adequate cutlery, crockery, glassware and utensils, iron and ironing board. Television and DVD players. All inventory must remain in the property it was in at arrival and not be taken to another property. The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building and grounds.

Bed Linen

Bed linen and towels are provided and are included in the rental price. This includes a bath towel and hand towel per person per week. Cot linen is not provided, please bring your own cot linen. Extra towels are available at an extra cost.

Cots & High Chairs

One cot and high chair are available per cottage, at no extra charge. They are for use by a small child aged under 24 months and are not intended for use by 3 to 4-year-olds.

Heating/Electricity

Gas and electricity are included in the price from the 2nd May to the 30th of September. Charges are applicable for Gas and Electricity between 1 October and 1 May, payable at the end of your stay. Please contact us for rates.

Laundry Facilities

A laundry room with a washing machine and tumble drier is available.

Internet

Internet connection is available (at no extra cost) subject to technical availability.

Complaints

Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Liability

Whilst we have taken great care to ensure that all information and particulars on our website and provided in the cottages are correct, we cannot be held liable in respect of changes or alterations made in the general course of things. Guests using the cottages, grounds and facilities do so entirely at their own risk. Younger children and vulnerable members of your party must be supervised as appropriate. We will not be liable for loss, injury or death unless this is caused by our negligence or unless limitation of liability is prohibited by law.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
